Price changes compare transaction medians, not repeat sales of identical homes. A change in the mix of buildings, sizes or quality can move the median. At least 20 transactions are required for each displayed point. The latest month may be incomplete.
Use recorded prices to ask better questions
- Match the property type and bedroom count before comparing areas. An all-bedroom median can change when more large homes transact.
- Read price movement alongside the transaction count. Fewer observations can make an apparent change less representative of the area.
- Check the building, floor, view, condition and size of your actual unit. The area chart is a benchmark, not a unit valuation.
Does a rising median mean every home gained value?
No. This is not a repeat-sales index tracking identical homes. Different properties can transact in each period, so a change in the mix can move the median even without a comparable change in every unit.
Why can the latest point change after a refresh?
It uses the named month and the two preceding months. The current month may be incomplete, and later snapshots can contain additional or revised records. Adjacent points overlap; they are not independent monthly samples.
