Madinat Jumeirah Living Rental Yields
Compare estimated gross rental yields using recorded ready-home sales and new residential leases. Select the same property type and bedroom count for a meaningful comparison.
A published yield is not available for this selection: matching coverage may be incomplete or one sample may be below 20 records. Matched sales: 0; new leases: 0. Try another segment, but do not interpret missing data as zero yield or no market activity.

From gross to net return
Area yield divides median annual rent per sqft by median sale price per sqft. The sales and leases are separate samples, not matched transactions for the same homes.
High gross yield can coexist with high service charges, vacancy or maintenance. A building-level quote may differ materially from an area median.
Use the Dubai Property Deal Analyzer to include your purchase costs and operating assumptions. Its net result is a scenario, not a rent or valuation forecast.
Compare upcoming housing supply before treating current rents as permanent.

Turn an area yield into a property-level check
- Use the same bedroom and property filters. Check both the sale count and the new-lease count; a large rental sample cannot compensate for very few sales.
- Obtain an achievable rent estimate and the actual building charges. Deduct vacancy, management, maintenance and other owner-paid costs.
- Include acquisition costs when evaluating your invested capital. A high gross yield can become a much lower net yield after costs.
Is the displayed yield an average landlord return?
No. It divides two separate area medians: annual new-lease rent per sqft and ready-home sale price per sqft. It does not match each lease to the purchase price of that same property, and it excludes owner expenses.
Why does an established area sometimes show no yield?
The source may not match the selected market definition, or the filtered segment may have fewer than 20 sales or 20 new leases. A missing benchmark is not evidence of no rental market or zero investment return.
