In the example, Home B costs AED 10,000 more in rent but AED 12,000 less in transport. Its total annual recurring cost is AED 2,000 lower. These invented scenarios demonstrate the calculation; they do not describe the rents or transport costs of any Dubai district.
Keep move-in cash separate
List rent instalments due at signing, refundable deposits, provider setup, agency charges, moving and furnishing costs. Confirm amounts and timing with the actual counterparties. A refundable deposit still ties up cash even though it is not the same as an annual expense.
Do not treat an annual rent divided by twelve as the payment schedule. Keep a separate cash buffer and test whether the first payment and moving costs fit the money available that month.
Use area data to shortlist, then verify a real home
