Registered supply is not a delivery forecast
A registered pipeline describes homes associated with projects in the source snapshot. Some projects have expected dates, some lack usable dates, and some dates have already passed. It does not follow that every registered home will complete, be occupied or be offered for rent on its recorded schedule.
The supply-to-stock ratio divides mapped pipeline homes by mapped existing homes. It is not an annual growth rate, probability of oversupply or investment risk score.
Read completion years with the missing-date counts
The completion-year breakdown groups records by their available expected dates. Undated and past-due records need separate attention. Moving those homes silently into the next year would create an unsupported delivery forecast.
Technical progress and buyer key handover are also different events. A recorded 100% inspection result does not by itself confirm when all buyers received their keys or when the homes entered the rental market.
Check the source dates before comparing
The DLD project, building and unit files can carry different source dates. The date on which this site downloads a file does not make its underlying records newer. Later corrections may appear only when the source publishes a replacement snapshot.
Our pipeline and stock counts cover mapped residential property. They are not segmented by the bedroom filter used in price and rental-yield tools, so do not treat a broad supply ratio as the growth rate of one apartment category.
Area boundaries are a data question, not a drawing
A familiar market name may correspond to an official area, a master project or a set of project-name rules. Some areas use broader fallback coverage, and nested markets may overlap. Adding all area rows together can double-count homes.
Use the area profile's matching notes and the methodology before drawing conclusions. A map-free interface makes comparisons simpler; it does not eliminate source-classification uncertainty.
