Rental yield, before property-specific costs

  • Dubai Hills Estate6.3%
  • Dubai Creek Harbour5.8%

A dash means insufficient or unavailable data. No overall score is assigned: a higher gross yield, lower price or smaller pipeline is not automatically a better investment.

Make a like-for-like area comparison

  1. Choose two or three real alternatives and hold property type and bedroom count constant.
  2. Compare the sample counts and source dates, not only the headline percentages. Supply covers broader residential records than the price and rent filters.
  3. Take the comparison down to individual buildings. Use actual quotations and running costs before choosing between specific properties.
Why is there no overall winner score?

A score would require subjective weights and assumptions about your budget, income needs, time horizon and risk. Lower price, higher gross yield and a smaller pipeline are not interchangeable measures of quality.

Can I add the areas to estimate a city total?

No. Some market definitions overlap or sit inside a parent market, and different sources use different matching rules. Adding their counts can double-count records.

Questions to resolve before choosing

  • Do both areas have enough records for your bedroom selection?
  • Are you comparing ready homes with ready homes?
  • Which expected completion dates are older than the price and rent snapshots?

This is a comparison of recorded area-level evidence, not a recommendation to buy in either location. Check current building and unit evidence separately.
