Read the pipeline without treating it as a forecast

  1. Start with the existing-stock denominator. A small stock base can produce a large pipeline ratio even when the absolute number of upcoming homes is modest.
  2. Separate dated, undated and past-due projects. A recorded completion year describes a plan, not a verified move-in date.
  3. Check the market-matching note. Broader official-area matches and overlapping neighbourhoods need care when comparing or adding counts.
Does a large pipeline prove oversupply?

No. Supply alone does not measure tenant demand, absorption, cancellations or the pace of delivery. This tool does not calculate a vacancy forecast or predict rents.

Why do the year bars differ from upcoming homes?

Year bars show gross totals for future-dated projects. The headline upcoming count adjusts for matched ready units and includes other pipeline records. The two figures have different definitions and should not be forced to reconcile.
